Marketing Strategy
This is not a one size fits all situation. I will create a package to meet your individual needs taking into consideration your property type, likely buyer and budget.
I will use a number of marketing techniques, strategies, tools and tactics to get your property noticed based on market research and my professional knowledge.
Photography
Photography is a vital component of selling any property. It’s the age old first impressions count mantra which is why I always use a professional photographer. We need to grab your potential buyers’ attention, and this is the most effective way.
Photography rolls into all marketing activities. People need to see it, imagine themselves as the owner and feel a connection to a property to make contact.
Videography
High quality, professional videography is a power tool when selling your home. It allows the potential buyers to not only see your property but also to form an emotional connection, to imagine their family living there and what life could be like.
We work with a great team of videographers who understand how to present your property in the best light and capture all the best features it has to offer.
Buyers’ Database
When I first list your property and throughout the entire campaign, I will reach out to those that sit on my client database. This database is brimming with motivated buyers looking for specific properties that I keep in touch with on a regular basis so that I can find them their dream property.
Web Presence
This is a customisable solution based on your needs and budget. I will make suggestions based on what I think will work for your property to create a marketing mix. I use my own website as well as a number of other portals including:
- realestate.com.au
- domain.com.au
- RE/MAX.com.au
Print Media
For some properties, it’s important to advertise in newspapers and other printed publications, I will suggest this if I think it’s appropriate for your individual property.
Signboards and Brochures
Signboards and brochures are vital components to any campaign.
A beautiful signboard detailing your properties best features has the ability to make a sale all on its own. It grabs the attention of buyers that may not even be looking for a property but have dreamed of owning your home.
The brochure package is used to strengthen your position as the best property for your potential buyer and allows you to leave a lasting impression with them, one they can take home and put on the coffee table while they dream of their new life.
Another form of print media I recommend is a neighbourhood letterbox drop. This lets the people in your area know that you are on the market and it also gives them to opportunity to pass the information along to friends and family that may have shown interest in moving into the local area.
